What will I pay each month? On the first of every month you will need to pay your rent, water/sewage/trash fee and renters insurance (unless you have your own policy). Pet rent will also be due if applicable.
What forms of payment does Vegas Valley Residences accept? Electronic payments via Resident Portal (ACH or credit card), personal/cashier checks or money order in office. You can also pay via a pay-slip at CVS or 7-11. Credit card payments incur a fee. ACH is free.
Can I make multiple payments in advance? You can if you speak with the office first.
What fees or deposits are required to reserve an apartment? There is an application fee, holding fee and a security deposit along with your (prorated) rent depending on move-in date.

How do I know if the apartment I want is available?  Availability is nearly real time but can change. First come, first served. Subject to type requested.

Who should complete the rental application? Each person aged 18+ who will live there or guarantee the lease must apply.
What forms of identification will I need to provide? Valid driver’s license, passport, or other government issued ID. Must match move in identification. Under Fair and Accurate Credit Transaction Act.
Does my roommate need to complete an application, too? Yes. Every roommate must apply, qualify, and sign supporting documents. All share responsibility for rent.
How does Vegas Valley Residences determine whether to accept my application? Criteria: criminal history; previous rental history; current income; credit history; employment verification. Income requirement may be 2.5 to 3x rent depending on property. Guarantor or co signer may be considered.
Can I sublet my apartment? No. Subletting is not allowed under the lease.
Can I transfer to a different apartment before my lease is up? This depends on your good standing and reason for wanting a different apartment.
How can I get a copy of my lease? Access via the Resident Portal or contact the management office.
I need to break my lease. How can I do that? Terms vary by property. Refer to the lease’s termination clause.
Do I need renter's insurance? Yes. Must present proof before move in. Vegas Valley Residences is not responsible for tenant’s belongings.
How do I set up utilities? Utilities must be set up in tenant’s name for move in date. Utility provider phone numbers listed on reservation sheet. Proof required prior to move in.
What is the policy to vacate my apartment? 60 day written notice required at lease end. Early termination governed by lease. Form available at leasing office.
